How Does Financing a Metal Building Work?

Most steel buildings are paid for through dealer financing, rent-to-own, a bank or credit-union loan, home equity, or an ag lender. Rocky Mountain Metal offers financing through Heartland, including 90-days-same-as-cash, and rent-to-own through RTO National.

Most steel buildings are paid for through dealer financing, rent-to-own, a bank or credit-union loan, home equity, or an ag lender. Rocky Mountain Metal offers financing through Heartland, including 90-days-same-as-cash, and rent-to-own through RTO National.

Key takeaways

  • Rocky Mountain Metal offers financing through Heartland, including a 90-days-same-as-cash option.
  • Rent-to-own is available through RTO National.
  • Lenders finance buildings more readily when they're permanent, permitted and on land you own.
  • Ag-use buildings may open the door to agricultural lenders.
  • Get the written quote first; every lender wants scope, price and a schedule.

What are the common ways to pay?

1. Financing through Heartland

We offer financing through Heartland, including a 90-days-same-as-cash option. Ask about it during your site visit, and see our financing page for current details. Approval, rates and terms come from the lender.

2. Rent-to-own through RTO National

For some buildings, rent-to-own through RTO National lets you make payments toward ownership without a traditional loan. Ask which buildings and sizes qualify.

3. Bank or credit-union loan

A personal loan, secured installment loan or small construction loan. Local credit unions across southern Colorado are used to financing shops and barns for members. Rates and terms follow your credit and whether the loan is secured by the property.

4. Home equity

If the building goes on the same parcel as your home, borrowing against home equity can be a straightforward option. A permanent, permitted building is generally an improvement to the property, which is one more reason to keep the permit and engineering paperwork clean.

5. Agricultural lenders

If the building serves a working farm or ranch, such as hay storage, livestock shelter or equipment storage, ag-focused lenders understand seasonal cash flow. Ask about improvement loans as well as land-secured options.

What do lenders want to see?

  • A written quote with a clear scope, price and schedule.
  • Site plan and drawings. Engineered drawings show the lender this is a permanent improvement.
  • The permit, or evidence it's in process. Permit requirements vary by county, and we'll walk you through what yours requires.
  • Land ownership and, for ag loans, evidence of agricultural use.
  • The whole budget, not just the building: foundation, doors, electrical and site work, so you don't come up short partway through.

How do you keep the payment manageable?

  • Plan the finish in phases. Get the building and foundation done now; insulate and finish later. Plan for it up front so the building is ordered ready for it.
  • Right-size the height and the doors. See what drives the price up or down.
  • Do the site prep yourself if you're equipped for it, and finance the building.
  • Compare loan offers. Terms from different lenders can differ meaningfully.

What can we tell you, and what can't we?

We're a building dealer, not a lender or financial advisor. We can tell you what your building will cost, give you the documents a lender needs, and explain the financing and rent-to-own programs we offer. The lending decision, rate and terms come from the lender.

Where do you start?

Financing conversations go faster with a real quote in hand. We'll look at your site anywhere in our service area, talk through what your county requires, and give you a free written quote. Quote requests get a response within one business day. Request yours.

Frequently asked questions

Can I finance just the building and pay cash for the concrete?

Yes, that's common. Some lenders prefer to finance the complete project, so tell them your plan up front.

Does a metal building add value to my property?

A permanent, permitted, engineered building generally adds usefulness and appeal. Unpermitted structures can complicate appraisals and sales, which is one more reason to do it by the book.

How long does approval take?

It varies by lender and program. Start the conversation while we're finalizing your quote so financing is ready when you are.

Do you offer financing directly?

We don't lend money ourselves. We offer financing through Heartland, including 90-days-same-as-cash, and rent-to-own through RTO National, and we'll walk you through both when we meet.
