How Does Buying a Steel Building Through a Dealer Work?

When you buy through a dealer, a local person plans the building with you and orders it from the manufacturer. The manufacturer builds the kit and sends its own crew to install it. At Rocky Mountain Metal, Micah Hostetler is that local person, and we oversee the project from the first site visit to the last bolt.

When you buy through a dealer, a local person plans the building with you and orders it from the manufacturer. The manufacturer builds the kit and sends its own crew to install it. At Rocky Mountain Metal, Micah Hostetler is that local person, and we oversee the project from the first site visit to the last bolt.

Key takeaways

  • Rocky Mountain Metal is a dealer for 1st Choice Metal Buildings and Carports, a manufacturer based in Texas.
  • We meet you on your property, plan the building, place the order and oversee the project.
  • The manufacturer's crew from Texas installs the building. We don't claim that work as our own.
  • Close to home in the Penrose and Fremont County area we can run the project start to finish. Farther out, we supply and oversee the building itself.
  • You keep one local point of contact before, during and after the sale.

Who does what on a dealer-sold building?

Three parties touch every building, and it helps to know which one owns each job:

Job Who handles it
Visiting your site and planning the building Rocky Mountain Metal
Size, doors, colors, options and the written quote Rocky Mountain Metal
Getting the building engineered for your site's snow and wind loads Part of the order Rocky Mountain Metal places
Making the steel frame, panels and trim 1st Choice Metal Buildings and Carports
Installing the building The manufacturer's crew from Texas
Overseeing the project and answering your calls Rocky Mountain Metal
Site work near home (Penrose and Fremont County area) Coordinated by Rocky Mountain Metal

That split is common in the steel building business. What changes from dealer to dealer is how much they stay involved after the order is placed.

Why buy through a local dealer instead of online?

You can order a steel building from a website. The trouble starts when the details are wrong for your ground.

  • Someone sees your site. A site visit catches slope, drainage, access for the delivery truck and where snow will slide off the roof. A website form can't.
  • The loads match your location. Snow and wind requirements change with elevation and exposure across Colorado. Getting them right is part of the order, and the price moves with them.
  • You know who to call. If a delivery date slips or a question comes up mid-install, you call us, not a national call center.
  • Options get explained. Door placement, lean-tos, wall height and insulation are easier to decide standing on the spot where the building will go.

What happens after I call?

Here's how a project moves:

  1. Free quote. Tell us what you want to store or do in the building, and roughly where it will go.
  2. Site visit. We look at your site to measure, check access and talk through options.
  3. Order. We finalize size, doors and options and place the order. The building is engineered to your site's snow and wind loads.
  4. Permitting. Depending on your county, we pull the permit or walk you through getting it.
  5. Delivery and installation. The kit is delivered and the manufacturer's crew from Texas installs it, with Rocky Mountain Metal overseeing the project.

Permit requirements vary by county. We're licensed to pull permits in some counties and cities but not all, so we'll walk you through what yours requires. See do I need a permit? for the basics.

Does buying through a dealer cost more?

Not necessarily. The building itself comes from the same manufacturer either way. What a good dealer adds is the planning that keeps you from paying twice: the wrong door size, a slab poured to the wrong dimensions, or loads that don't match your county. Compare quotes line by line, as we explain in how much a metal building costs in Colorado.

You can also see real buildings with listed prices on our Buildings & Pricing page, and pay over time through rent-to-own with RTO National, financing through Heartland, or 90-days-same-as-cash. See financing.

What about the warranty?

Your building carries the manufacturer's standard warranty from 1st Choice Metal Buildings and Carports. Ask us for the current warranty document for your building type before you order, and we'll go over what it covers.
